How it works

1. Free consultation & property visit with J.T. Morgan, CAI.
2. Agree on terms & list the property. Once it’s listed, the auction starts closing by day 30.
3. Marketing: photos, 3D virtual tour, signs, social media, text & email alerts to our buyers.
4. Open house(s) so buyers can see it in person.
5. Bidding starts closing on auction day. Soft close: if a bid comes in during the last 4 minutes, bidding extends 4 minutes. Sold upon seller confirmation.
6. Winning bidder puts 10% down on the day of the auction, which becomes non-refundable earnest money. The property sells as-is, where-is, with no contingencies for financing, inspection or appraisal.
7. Closing within 30 days after the auction ends. The balance is due at closing; the seller conveys marketable title by general warranty deed; property taxes are prorated to the day of closing.
